Site Acquisition:
Charter provides timely results-oriented services to the wireless industry through the oversight and delivery of candidate identification, due diligence, purchase or lease negotiations and zoning functions within the client's projects. This team of professionals maintains close interaction and coordination with Project Management, RF engineering and Construction Personnel to ensure the success of the client’s projects.
Charter’s extensive experience allows us to provide comprehensive services including the negotiation of acceptable purchase or lease agreements in addition to power, telco and access easement agreements. We have a proven ability to compile and submit complete and timely Site Candidate Packages for client approval. Charter works with the wireless carrier on coordinating and attending site inspections and tech team visits with RF, zoning and construction teams.
As part of Charter’s comprehensive services to the wireless industry, our site acquisition staff provides preliminary title work for qualified candidates and coordinates with client's legal team on title reports or title commitment for the approved candidates. Working closely with the client, our staff of professionals manages the development of project documents such as lease agreements, zoning application, memorandum of agreements, non-disturbance agreements and construction drawings, among others. To complete the site acquisition process, Charter is available to obtain the necessary permits and licenses and represent the client’s interest at public hearings and regulatory meetings.

Construction Inspection and Management:
Charter Associates introduced Project Management, Construction Management, and Construction Inspection Services in June of 2005. Services include oversight of permitting, design, bidding, construction inspection, and closeout documents. Our staff is experienced in the construction of switch facilities, towers, as well as equipment upgrade projects.

Special Projects:
Charter’s staff have successfully coordinated 3G equipment upgrade projects with services including the development of site locator packages, review of deed or ground lease with identification of potential contract issues, renegotiation of terms, procure zoning approval and building permit and coordination of overall project scheduling to assure a continuous work flow.
Charter Associates can provide records management and project archival services and the preparation of hand-off packages to ensure that all original documentation is stored in site completion books or master files. Innovative software is available to track and report project status.
